Seems like New Garden is up for sale, and can be yours for $6M USD.  I saw this on Craigslist and it was posted 7 days ago.

Lots of properties for sale at top dollar. Nearly everything is for sale if your paying top dollar. The hotels , cars, even the chicas!

Price is absurd when you consider what the business can actually generate and how long it would take to get your investment back. On a great day Lorenzo would be lucky to get 1/2 his asking price.

There is a reason why its been on the market without a buyer this long. As someone else stated, it would take years, or maybe even decades to break even.  Sosua is not a Punta Cana. Usually if you have a cash cow you won't sell it until it stops producing the cash, or you dress it up enough to sell to a sucker as a cash cow.

Look closely at the ad. It looks like thats only the main side and not the part across the street either. Granted the restaurant and everything else comes with that side. Your looking at a 10 year investment to get your money back.

Of course its for sale.

Smarter move if the changes take effect and red light district is on other end of town is buy High Carribean disco or buy some land and build a hotel at that end.

You mean 20 years to recoup.. you’d  need to rent out over 92,000 rooms at $$80 per night to break even..

Some of you might know about biz and some might not,,,

when you buy an investment property,,, you don’t look at how many years it will take you to get your money back “it should not be the main and first factor”

Because if it takes 10 years to break even “it is not really breaking even” you will actually be returning the money that you invested back plus having the property as well,,, y’all forgot about you will own the property after getting the money back 🤦🏻‍♂️lmfao so that’s a PROFIT not breaking even

you look at the return rate,,,

Example, 1 million dollars rental property would consider a good deal if the annuel return is between 8%-10%

For a retail property for 1 million dollars would be 10%-12% annuel return to be considered a good deal

Hotels are considered rental property,,, you can’t say it is a big price or low unless you see some paper work with annuel numbers about profit, expenses & taxes etc....

In other words,,, his $6 million porproty better generate at least $400k annually as a net profit to be considered,,,

PS: I am aware different cities have different numbers and what have you,,,, but it should not differ more than 1% more or less

Dahm,,,, this sounds boring lol,,,, but might help any of you looking into buying any investment property anywhere to use this model as an example 🤷🏻‍♂️
