I did not sit through the pitch.

Time shares, membership clubs etc i think are ok. I have never bought one, and now i wouldn't, but i dont think they are so bad.

One thing is, it really should be affiliated with a group that you can exchange with.  Like you buy a weeks worth of points in Punta Cana, you can use them in Cancun... Or Canada.

A single property, you are at risk of the program not remaining viable, or in the case of DR, the entire property not being sustainable.

Sounds like they are open to some sort of negotiation... I would feel a little better (if i was motivated to ONLY go to that place) to get a payment plan. Twenty year membership, $7k, $1000 a year, 7 years, interest free.

Just for the record, you don't have to pay the entire $7k (or more for a longer membership) upfront. When they tried to sell  me, it was 20% down (but of course they just HAPPEN to be running a special of only 15% that day) and you make installment payments over the period of the membership (mine would have been may $100/mo). Personally, if you're not going 4-5 times a year, it's not worth it unless you put your spot on Vrbo or Airbnb and actively solicit it. If you can rent one weekend a month, or 1-2 groups a year, you'll at least break even. I wouldn't plan on making a profit, but you could at least cover all your cost & essentially stay for "free" (mathematically speaking of course)

So i tried searching a little bit about the VIP membership but they don't seem to market it on their website so I don't really know the details of the offer.

What are the benefits of the VIP membership that anyone else wanting to stay there would get .

You get to rent any room for $60 per night based on availability?

Can they change that $60 daily rate at any time or is it locked in forever?

Sounds like it is not a condo type deal where you have some kind of ownership but you are pre buying your right to get a better rate for a period of time?

The best rate I could find is about $140 per night so your looking at about 100 room nights to break even assuming you could get that rate all the time.  Clearly it would be fewer nights if you had to pay a higher rate but even at $200 a night your still looking at a 50 room nights to break even.

Unless I am missing some other benefit for that big of a prepayment that is kinda a steep premium to pay.

Than when you start poking around at the reviews  some are saying it can be difficult to even reserve a room at the VIP rate as well as the growing number of pretty bad reviews (all places have bad reviews)  and one has to wonder if it is really that good of a deal or if this place is going to survive long term. 

Clearly hindsight is 20 20 no doubt
