My only problem with the sports bar is that it's wrong. to me it's too big and it was designed by committee, and seems rushed and without a business plan. I always thought it was going to be like the beach, a bunch of little spaces rented out by some folks to run as bars or little restaurants or jack shacks. See the Food Truck park at Enquantro? It will be a lot of fun post pandemic with the kite/surf crowd.
If there ever is a move to that end, the issue will be parking. It's already a mess as it is with Ahnvee and NYC Drink.
If it was not going to be a Puta Mall, i think the real play there would have been a car wash. For me, i cant see all of those separate VIP pool table sections ever filling up. Make a covered space for 4 tables together, like... a pool hall. A couple of car wash bays with hot girls doing soapy bikini car washes, plenty of open space mostly uncovered, like Ahnvee. i like how tables are at a premium, until folks start to show up, and then out of no where the tables appear. Way better feeling that having a sea of empty tables. A car wash always seems to have a hundred stacking chairs ready to pull out on Saturday night. Finish the project with a couple of AC bar sections and a SHIT load of parking.
He could have built something vibrant for a fraction of the cost. lets see if something comes out of it.
